Land Law-restrictive covenants-building schemes-enforcement of covenants by successors in title under building scheme requires (a) common vendor; (b) existence prior to sale of scheme of division of land containing restrictions consistent only with general development scheme; (c) restrictions intended to be and actually for benefit of all lots; and (d) lots bought on basis that restrictions for benefit of all within scheme-in absence of clear evidence that mutual covenants intended by purchasers, covenants do not run with land but only enforceable between original contracting parties
